Responsibilities 

  • Provides responsive, professional customer service to all tenants
  • Oversees the preparation of units for new tenants, including assembling new furniture, hanging washroom fixtures, and ensuring all furnishing are installed and operating
  • Coordinates maintenance and inspections to comply with all relevant laws, codes, and company policies
  • Keeps the properties healthy, habitable, presentable, and operational
  • Maintains a high level of maintenance and repair standards and follow up
  • Ensures the properties are free from water damage
  • Tracks property visits, ensuring no break-ins/illegal tenants or vandalism
  • Determines what is needed for the properties to withstand any environmental changes
  • Maintains records of repairs and invoices
  • Negotiates service contracts when necessary
  • Schedules and inspects contractors’ work
  • Repairs or replaces damaged items in the properties
  • Hires and supervises third party service providers when needed
  • Helps with development of budgets for the upkeep of equipment and property structures
  • Conducts repairs on the company or building’s equipment, such as heating and cooling systems, plumbing systems, and electrical systems
  • Performs general aesthetic upkeep which can include painting, basic carpentry, or landscaping
  • Handle pest control issues by spraying insecticide or calling and coordinating with the appropriate professionals
  • Ensure locks are functioning properly and responding when there are issues
  • Maintain and carry out a calendar of monthly and annual equipment checkups or repairs
  • Provide after-hours emergency service when required

Qualifications

  • Possesses a valid driver’s license in good standing
  • Passes a background check
  • Any trades licensing is a strong asset
  • Knowledge of electrical, and plumbing systems in day-to-day tasks for the job
  • Able to complete routine plumbing repairs, repairs
  • Knowledge of heating and air-conditioning units, plumbing systems, and electrical systems
  • Advanced understanding of maintenance equipment, procedures, and techniques
  • Proven ability to comply with operational policies and procedures, codes, and regulation
  • Previous maintenance/contracting/construction work for at least 5 years is preferred
  • WHMIS training and any other health and safety training is preferred
  • Connections within the trades industry 
  • Owns a cellular phone
  • High school graduate (minimum education)
  • Able to read, write, and speak fluent English
  • Possesses the ability to connect with a variety of personalities on the phone and in person
  • Available on call and responds to maintenance requests on nights and weekends
